Anybody up for a rehab project?

If you’re handy with construction and you want a nice solid vintage house on nearly an acre of land, you might want to grab your checkbook. A private investor I know is looking to sell a “rehab in progress” and the price is dirt cheap: just $17,500!

Located on one of the nicest & most private streets in Spanish Lake, this 1950 brick bungalow is surrounded by larger, more expensive homes, all on an acre or more. In other words, it’s the perfect investment property – the worst house on the block!

On the upside, all of the demolition work has been done and the interior is dry and down to the studs. There’s also a detached garage, newer HVAC units, and a super long backyard that’s partially fenced. Talk about a great place for a vegetable plot!

If I was rehabbing this house, I would be tempted to ditch the attic and a couple walls and open up the main living area like a loft. Just keep the space light and bright. At some point, I might also finish the walk-out basement with a family room and second bathroom. And jazz up that old garage…

There’s 1080 square feet to work with on the main level of the house. Ditto for downstairs. So it’s not an enormous pad, but it’s not tiny either.

Yes, it needs a lot of work but the bones are solid and the potential is there. Heck, the land alone is probably worth $17,500! So if you’re interested in reviving this little beauty, drop me a line. It’s a cash sale and is not listed on the MLS. Thanks!
