If your Christmas wish list included your very own “Old West town” that also happens to be within easy driving distance of St. Louis….well, it looks like Santa has delivered! This 15-acre property hit the market yesterday in Silex (just past Troy), and it comes with 7 old-timey buildings, including a unique rustic house, a 30×60 pole barn and a 19th-century log cabin.

I wish I knew more about the story behind this place, but all I can tell you is that the house was built in 1950 and the property was sold at auction earlier this year. The current owner has never lived there.

All of the buildings have electric, and water is supplied by a well. There’s also a half-acre pond stocked with bass & catfish, and two pastures ideal for horses. And all of this is just 30 minutes from O’Fallon…

If it were mine, I would fix up the house first and then finish off a couple of the buildings as guest cottages…

And I could afford to do that because this property is listed at just $134,900! That’s an awful lot of land for the price, making this a perfect weekend retreat or even a full-time country residence.

The house at 477 Piepers Corner has 1 bedroom & 1 bathroom in 1188 square feet. It’s listed by Lia Boegemann, RE/MAX.

If you’d like a buyer’s agent to show you this one-of-a-kind private village, which is incorrectly posted in the MLS as “Peepers Corner,” give me a call!
