Back to School: 2615 Shenandoah

If you’re shopping for a home in South City these days, you’ve probably noticed that the inventory of available houses is pretty darn low. Also that the nicest properties are selling super fast, often with multiple bidders and above list price.

So what’s a clever buyer to do? Think outside the box! Here’s one option…

If you’ve got around $200k to spend, the old Emmaus School hit the market in Fox Park recently. Built in 1925, it offers more than 15,000 square feet of space, some of which you could live in and the rest you could possibly use as income property.

We’d need to look into zoning and other ordinances first, but there’s no question that this building has tremendous potential for creative reuse. Besides 4 classrooms and 2 offices, it also has a gymnasium with a stage…

Exquisite original details like woodwork, tile and stained glass…

And best of all, an original 4-lane bowling alley (currently covered with mats)…

How cool is that?! It reminds me of an awesome place I wrote about for a magazine years ago – the Fountain Square building in Indianapolis.

Also built in the 1920s, the Fountain Square was restored in the 90s by a visionary named Linton Calvert, who gathered salvage materials from all over the country to equip his building with a 1950s diner, a 1950s bowling alley, a 1930s duckpin bowling alley, and a restored vaudeville theater complete with a twinkling sky ceiling! (Totally worth a road trip, especially if you also hit the Rathskeller.)

Of course, I’m not saying that the Emmaus School building is up to the same task, but who knows?

I see lots of potential here, and there could be multiple ways to make this unique property work for you. It’s listed by Cheryl Meglio, Meglio Realty Group, for $200,000. Give me a call if you want to check it out!  You can also learn more about the Fox Park neighborhood by looking here.
