UPDATE 9/20: I showed this house today. In my opinion, repair items include roof, windows, flooring, bathrooms, chimney, exterior wood siding & trim, AC and water heater. Possibly electric, plumbing and boiler. In other words, this is definitely a fixer-upper. But the lot is lovely, the neighbors are nice, and the potential is incredible.
